01
Inspection and testing
A technician walks the attic with a moisture meter, infrared thermometer, and borescope inspection camera. We map the wet zone, identify the mold genus if visible growth is present, and photograph the source. You get a written scope and a flat price before we start. This visit takes 45 to 90 minutes.
02
Containment and air scrubbing
We seal off the attic from the living space with plastic sheeting and set up HEPA filtration with negative air pressure. Any HVAC vents running through the attic get taped off so spores cannot cycle into your bedrooms. Setup runs about two hours on a typical 1,200-square-foot attic.
03
Removal and treatment
Contaminated insulation, drywall, and baseboard come out in sealed bags. Exposed framing gets HEPA vacuumed, then treated with an antimicrobial solution and a fogger application. Porous materials that cannot be cleaned are removed, not covered. This is the bulk of the job, usually one to two days.
04
Structural drying
Air movers and dehumidifiers run until the decking and rafters read dry on a calibrated moisture meter. We check readings every 24 hours and adjust equipment placement. Most attics hit target in 48 to 72 hours. We do not pull equipment early to save a day.
05
Verification and handoff
Final air sampling confirms spore counts are back to outdoor baseline. We photograph the finished attic, hand you the moisture logs and lab results, and walk you through what to watch for. If a roofer needs to make a repair, we tell you exactly what failed and where.
